“We then negotiated with the last bidder,” Ms Kuo said.

“The last bidder increased their offer to $4.65 million and it sold under the hammer.”

The buyer had only stepped foot inside the property that day, Ms Kuo said.

“We had Facetimed him and he knew the area really well as he had been looking with us for property,” she said.

“He wanted to see it last minute and decided he wanted to buy it.”

The property was designed as the ultimate family home for sellers Dr Sunil Singh and his wife Sharita.

The couple bought the land in 1997 before constructing their dream residence a decade later.

Spanning two storeys, the residence includes five bedrooms, five bathrooms, two kitchens, multiple living and outdoor areas, a home cinema, and three-car garage.

Expansive balconies on both levels overlook an infinity-edged swimming pool and beyond to the river.

Ms Kuo said an auction was the ideal sales method in a slower market.

“People are a little bit afraid to buy in this market but if you have an auction and it’s good stock, buyers will come,” she said.

“Buyers want to see the true value of the property.”
