26 Spoonbill Ct, Burleigh Waters sold under the hammer for a record price
A near-new waterfront home has sold under the hammer for $4.485 million, smashing the suburb record in Burleigh Waters.
Auctioneer Justin Nickerson, of Apollo Auctions, fielded a marathon of 52 bids from 7 registered buyers to land the new high price for the Jayson Pate-designed five-bedroom, four-bathroom family home with a spectacular al fresco entertaining area.
The 2021-built home on an 829sq m lot at 26 Spoonbill Ct, known as ‘Les Pavillons’ was marketed by Will West, of Lacey West.

The property was Queensland’s most-viewed home going to auction on www.realestate.com.au last week, attracting a crowd of about 130 people who were entertained by an acoustic guitarist at the Sunday morning event.
Mr West said the bidders were a mix of overseas and interstate buyers and local hopefuls.
Buyer’s agent Oliver Dunstan, of Rose and Jones, placed the winning bid on behalf of a family of five relocating from Sydney.
Bidding had earlier paused at $4.35m for negotiation with the vendors, and Mr Dunstan increased his client’s offer to $4.36m.

The property was then called on the market, sparking a final battle with one other remaining bidder before the hammer fell.
“It was quite a feverish auction,” Mr Dunstan said.
“It just showed the strength of quality assets on the Gold Coast. I do think there’s a bit of vigour out there in the market and well-located properties are always going to attract competition.”
The sale price easily eclipsed the previous Burleigh Waters record of $4.05m, set in January 2022 for a luxury new build on a 531sq m dry block on Clinton Ave.

Mr West said the Spoonbill Ct listing was an “extremely rare” opportunity to purchase a new or renovated home on the water in the popular southern Gold Coast neighbourhood, where house prices were up 10.3 per cent over the past year to a median of $1.5m, PropTrack data shows.
“There hasn’t been a new house on the water transact in Burleigh Waters for more than 6 or 7 years, and any time a near-new home is listed it attracts a lot of interest,” Mr West said.
“This was probably the busiest campaign we’ve ever had, which is good for the market. We couldn’t have asked for a better result.”

Built by Rick Adinsall, the home’s design included bespoke natural stone and timber finishes, a resort-inspired 6.25m diameter round pool, and tropical landscaped grounds complete with private stretch of white sand at the foreshore fringed by coconut palms, and a firepit.
The home featured high-tech smart wiring and full automation, and was geared for sustainability, with a 15,000L underground water tank, double-glazed windows and cross-ventilation.
Buyer’s agent Matt Srama, director of The Srama Group, placed the morning’s opening bid of $3.32m for buyers from Canberra, and said the result showed the onslaught of interest rate hikes since last year had not dampened demand for property in “blue-chip lifestyle pockets of the Gold Coast”.

“There are only so many dwellings that have either canal or lake frontage on the Gold Coast so waterfront listings are pretty scarce and will always be in demand, while turn-key properties like this are very tightly held,” Mr Srama said.
“Given the strong attendance and confident bidding at this auction and the past few auctions I’ve attended over the last fortnight, my gut feeling is that after this financial year and moving into spring, I think we’re going to be seeing a really hot market on the Gold Coast.”
Vendors Kelly and Mark Allen purchased the property for $1.2m in June 2019 and demolished the existing dated bungalow to make way for the modern new build.
