LOCAL business owners Trent and Liana Linnan lived in an original 1970s shack for seven years before undertaking their boutique development of three bespoke villas on the southern Gold Coast.

The Linnans, who own hair salon Rinsd and have a 2-year-old son, Jagger, purchased the 493sq m Palm Beach block in 2014 and engaged Studio Workshop director Rory Spence for the project, named Palm Terraces.

The last remaining and largest of the three villas, which was retained by the Linnans as their family residence, is now for sale.

The three-bedroom, two-bathroom villa on Twenty Eighth Ave is marketed by Harcourts Coastal agents, Guy Powell and Josie Ross, with an asking price of $2.095m-plus.

“We enjoyed living in our simple beach shack, however it was always our plan to develop the block prior to purchasing it,” Mr Linnan said.

“We had goals of building our perfect home and sharing our vision with other buyers who wanted to live the Palm Beach dream alongside us [so] we got to work designing what would best suit the block of land and the coastal lifestyle that Liana and I lived.”

PropTrack’s Market Trends report shows house prices in the suburb in May were almost 80 per cent higher than five years ago, despite falling close to 4 per cent over the last 12 months.

With a typical house in the suburb now valued at $1.44m, future-sighted landowners have responded with medium-density living solutions which, while certainly not cheap, cater for families, young professionals and other buyers who would otherwise be priced out of owning a decent-sized home in the popular beachside enclave.

Mr Linnan said he envisaged an alternative to the “pokey” feel of some other modern townhouse developments in the area.

“We wanted it to feel as though you are living in a house, even though they were going to be villas.

“We wanted to build something we could be proud of, and we put a lot of ourselves into the design and the finishes of the properties,” he said.

Palm Terraces’ white-clad exterior and rectangular windows were a nod to the neat three-bedroom cottage which stood before. The interiors of the four-level residences combine sleek contemporary finishes such as burnished concrete floors, venetian plaster walls and benchtops, and built-in concrete furniture with custom lighting, lively pastel pops of colour and brass fixtures.

The effect retains a playful coastal ambience, incorporating a palette of blush pink, while elevating the home to a new era of stylish family living and entertaining.

“It’s not an easy task to create three fully functional homes in the place where one home originally stood, however Rory has done it magnificently,” Mr Linnan said.

Standout features include the private rooftop terrace with barbecue kitchen, complete with twinkling festoon lights and showcasing 360 degree views across Burleigh Headland, Tallebudgera Creek, and the Gold Coast Hinterland.

“We designed ours to be the jewel on top of the crown, so to speak, by flying a drone during the planning stages to ensure each villa had ocean and Hinterland views,” Mr Linnan said.

“Although we live in such a busy area, going up onto the rooftop in the afternoon and watching the sun set in the west over the hinterland and seeing the stars come out at night — it’s our own slice of paradise.”
