Mermaid Waters’ most expensive house back on the market

MERMAID Waters’ most expensive home has hit the market 18 months after it last changed hands.

The property at 62 Lakeview Blvd sold for $5.28 million in November, 2021, smashing the house price record by just shy of $1 million at the time.

Marketing agents Ivy Wu and Isaac Kim, of Ivy Realty haven’t put a price on the property but are tipping the luxury property to sell for even more this time round.

“Sometimes it’s hard to put a price on a property like this but we are hoping it will be a suburb record again,” Mr Kim said.

“There’s definitely a shortage of stock and a house like this doesn’t often hit the market.

“We have received so much inquiry already.”

The four-bedroom home was built in 2017 on a 1,407 sqm allotment within the Sunland Group’s master planned community.

Property records reveal it was snapped up in 2021 by Zewei Wu after just 11 days on the market.

“The vendor had one inspection with the previous agent and fell in love with it,” Mr Kim said.

“He said he was aware it was the highest price in the suburb but that didn’t stop him buying the property.

“He really appreciated the uniqueness of the property and its position.”

Despite being a near-new build, Mr Wu decided to put his own spin on the property.

“He added a climate controlled wince cellar and changed the flooring,” Mr Kim said.

“People wouldn’t normally spend money on a newly built house but obviously he’s got his level of standards so he wanted to upgrade.”

“He wanted to make it a little bit more homely.”

Inside there are plenty of luxury finishes.

The two-level home has 45m of waterfrontage, with a V-shaped floor plan around a tropical atrium overlooking a magnesium infinity-edge pool and outdoor entertaining terrace.

Inside, crystal chandeliers are suspended from the 6.5m high foyer, while a stone feature wall lends a modern aesthetic.

“It’s a very unique design in a prime location,” Mr Kim said.

“It’s definitely one-of-a-kind.”

Considered a favoured address for families and interstate buyers making the move to the Gold Coast, Mermaid Waters grew enormously in popularity over the pandemic.

The suburb has boomed in the post-pandemic market as many original homes are renovated or replaced with designer new builds.

“When people used to think of Mermaid Waters it wasn’t really a sought-after location where everyone wanted to be but the owner saw the potential of the area and all the developments in the pipeline,” Mr Kim said.

“He was initially looking at Broadbeach Waters and Sorrento but decided on Mermaid Waters.”

House values are up a huge 69 per cent over three years in Mermaid Waters with the median house price sitting at $1.626 million.
