“Buyers are choosing this type of product because they get all of the spaces they want, with little to no maintenance, and in a location that supports a great lifestyle,” said Mr Pate.

“People are generally willing to give up a backyard these days to be close to the beach, shops, cafes and conveniences.”

Mr Pate collaborated with interior designer and owner Nathalie Hailey on ‘Carmel Springs’, a Palm Springs-inspired villa pair recently completed on Bordeaux Parade in Mermaid Waters.

Number 36a is now listed for sale through Kollosche’s Eddie Wardale in conjunction with Nicky and Jason Cunningham, with an auction set for August 11.

Mature palms, cactuses and dry stacked stone evoke Palm Springs-style cool from the street, while large, black frame arch windows distinguish the facade.

The villa is more like a house than a villa.

Inside, a unique curation of finishes unfolds over two levels offering four bedrooms, three bathrooms, two living areas and a sun-filled alfresco space.

Curved walls, pendant lighting and textured render pack a glamorous punch, while bathrooms boast custom-made illuminated basins that are a world-first.

“We’ve chosen architectural features and custom finishes that you don’t see elsewhere,” said Mrs Hailey.

“The overall aesthetic is neutral enough to hold widespread appeal but not at the expense of personality.”

There is also a plunge pool, with low-care irrigated gardens and Astro turf ensuring no time is lost maintaining the house.

Pacific Fair Shopping Centre is 250m away, while 10 minutes further lands you on the beach or dining at Broadbeach. “This particular pocket of Mermaid Waters has been a sleepy hollow for some time, but that is changing,” said Mr Pate.

“We’ve done a number of projects here that now have development approval.

“We’re seeing council really work with us because they are under no illusions that increasing density is important for the city.

“As these projects succeed, developer confidence will only grow. This is the start of that consumer snowball.”
